Process

We offer two hours of free consultation about your project. Because the design process is collaborative work, we discuss with you questions such as: “How will you use this space?” “What will it look like?” “How much do you want to spend?”

If you like our ideas, we can begin the formal design process.

1. St. Augustine Residential Design measures your existing house or organizes your space needs in new construction plans to create an accurate design template;

2. We prepare a design for your review and comment. Counting this meeting, three design reviews are included in the process.

3. We present to you final drawing: floor plans, foundation plan, elevations, roof framing plans, floor framing plans, building sections and window and door schedules.

The average cost to design an addition is $2,800. Full house plans ready for engineering review are $5,000 to $6,000 for between 2000 and 3000 square feet. If the addition measures more than 800 square feet, a charge of $3.00/square foot is a good rule of thumb, St. Augustine Residential Design will work with your builder to ensure the proper building permitting for your new design.

 

Biography

Ted Gladu brings a unique blend of hands on experience and architectural design training to the projects that are presented to St. Augustine Residential Design. With a love of colonial architecture as a basis for re-interpretations of historical buildings, Ted has dealt with building types from capes to bungalows as well as contemporaries and the American ranch house.

Ted holds a B. A. in Art from the University of New Hampshire. He completed his design studies at the Boston Architectural Center.
